Landmark Group required a Regional Distribution Center in Dubai South. The Plot WT-02 having an area of 232,282.83 sq.m falls under the Logistic City Jurisdiction of DWC (Dubai World Central/ Dubai South).The Project was planned in 3 phases. Majority of the Brands & amenities were accommodated in the first phase itself, leaving Phases II & III flexible for LMG to decided later. The approved Site Planning by the client efficiently addressed their operational requirements of each brand with optimized internal vehicular traffic pattern.
The key element of the planning of the facility was the ‘uni-directional’ flow of goods within warehouse. The site location, particularly its proximity to the new airport and Jebel Ali port makes this facility strategically very important, all the more so after Dubai winning Expo 2020. The site faces main road affording greater visibility of the facility and lot of branding opportunities. The site context is further described and analyzed in section, Site Context and Analysis. The proximity of the facility to main road and its strategic location warrants better elevation treatment. This was also stipulated as a requirement by DWC (Dubai South) and AWAJ’s proposal was well received by the Authority.
