Business Bay Residential Tower – Competition

The current scope of the competition is restricted to develop the concept design for a residential apartment and hotel apartment with same mix of the apartment type and configuration. This resulted in reducing one basement for hotel apartment compared to residential apartment.

The proposed Commercial and Residential Development consist of 2 level of basement parking + ground floor for commercial activities + 3 level podiumparking +16 floors of residential apartment. The site is located in a very prime location, along the Business Bay Creek side. The developer had restricted the budget to a minimum to make the project financially moreviable. The Apartment containing a mix of Studio, 1 bed, 2 bed and 3 bed room apartments.

The current scope of the competition is restricted to develop the concept design for a residential apartment and hotel apartment with same mix of the apartment type and configuration. This resulted in reducing one basement for hotel apartment compared to residential apartment. Ground floor for both option vary because of the function and in general the ground floor house the commercial activities and authority service rooms.

Due to budget constraints, full glazing to the facade for whole building is avoided but opened up the creek view to the maximum number of apartments by efficient planning of the apartments and placement of windows. To avoid the direct sunlight, sunken balcony provided in front of the windows. Strong verticality is emphasized in the design by providing vertical fins which
has an option of to receive any cladding material. Apartment amenities located in the immediate podium floor roof with gym overlooking the swimming pool, indoor and shaded outdoor kid’s play area. With simplicities in the form AWAJ
achieved the maximum GFA and 87% efficiency in the typical apartment floor plate.
